Here are your next steps, based on the type of project:
Subdivisions
Administrative Subdivision
If the plat was submitted on paper, you can now pick up your approved plats at the Zoning Counter on the 1st floor at 2020 Hampton Street. This plat must be recorded with Richland County Register of Deeds by the applicant within thirty (30) days of approval. Failure to record the plat within thirty (30) days renders the approval null and void. The applicant shall email a copy of the recorded plat to Deborah Moore.
If the plat was submitted electronically, it is now attached to the project in eTrakit. It can be printed out and must be recorded with Richland County Register of Deeds by the applicant within thirty (30) days of approval. Failure to record the plat within thirty (30) days renders the approval null and void. The applicant shall email a copy of the recorded plat to Deborah Moore.
No building permits or manufactured home setup permits shall be issued until the department receives a copy of the recorded plat.
Minor Subdivision

Major Subdivision Sketch
The following is noted for informational purposes:
1. Upon written notice of sketch plan approval for a phase, the applicant shall have a two (2) year vested right to proceed with the development of the approved subdivision phase under the regulations that are in place at the time of subdivision approval.
Failure to submit an application for preliminary plan approval within this two (2) year period shall render the sketch plan approval void. However, the applicant may apply to the planning department for a one (1) year extension of this time period no later than 30 days and no earlier than 120 days prior to the expiration of the sketch plan approval.
2. Preliminary plans may now be submitted. When you are ready, please go to etrakit and apply for the project type titled Major Subdivision Preliminary. Also, reviewers may have added some additional instructions with their approval of the sketch plan. Check your Dashboard for comments before applying for the Preliminary Plan.

Major Subdivision Bonded
The approval of a bonded plat shall not automatically constitute or affect an acceptance by the county of the dedication of any road easement, or other ground shown upon the plat.

Commercial, Communication Tower, and Multi-Family Residential
These instructions apply to all approved Site Additions, Communication Towers, Minor Land Developments, Major Land Developments, and Multi-Family Residential

The improvements shown on the above referenced site plan shall be installed and inspected by this office prior to the issuance of a final approval or certificate of occupancy.
The failure to maintain landscaping or fencing shall be deemed a violation of Section 26-176 and may result in the revocation of the zoning permit. Any deviation from the approved plans without prior approval from the Department will render the approvals null and void.
